    Spencer Rinker

    President & Co-Founder, AHV Communities

Spencer Rinker is co-founder and president of AHV Communities, a recognized pioneer and industry leader in single-family (SFR) build for rent communities. In co-establishing the company, Rinker helped to introduce the premier build for rent business model in which the homes are both built from the ground up and presented in contiguous communities. The company today has expanded its rental business to additionally include attached townhome and duplex units, however AHV remains committed to delivering all of its communities in premium undersupplied markets and to providing onsite maintenance and management. These variables differentiate the company from its competitive set, attract quality tenants, and ensure long-term asset value and ROI for valued investors. As of January 2021, AHV Communities is responsible for delivering a total of 3,800 lots/units worth approximately $1 billion. In his leadership role, Rinker provides executive leadership across AHV’s vertically integrated teams focusing on overseeing the planning and management of AHV’s acquisition and development pipeline. He is instrumental in the company’s execution and growth, notably incubating AHV Communities’ innovative business model in 2012 and helping to establish the firm as the recognized leader of a burgeoning institutional asset class. Prior to forming AHV Communities, Rinker served as a principal in the multifamily group of Greenlaw Partners where he was responsible for acquisitions and asset management. Over the course of his near 20-year career, he has been directly involved in the acquisition, development, construction and financing of over 12,000 multifamily and single-family residential units. He is also notably a third-generation real estate developer. Rinker is a graduate of Chapman University, where he obtained Bachelor of Arts degrees in both Economics and Legal Studies. He currently resides in Orange County, California and when he’s not working, prioritizes time with his wife and two children.
