    Keynote:  How is Migration Re-Shaping Orange County and the Inland Empire?

    Southern California’s growth has been built on migration – mostly in-migration.  But the economy, lack of housing, and the pandemic have accelerated the impact of migration on our region.  Where are people moving, and why? Is migration creating better communities? What are the critical pieces that are being overlooked? If current trends continue, what will our communities look and feel like? What should we be taking a hard look at now to create better communities?  
     

    Development and Transportation: Is form following transit in suburbia?

    Transportation drives development and our transportation systems dictate the shape of real estate.  Our public and private sector panelists will look at how transportation choices are shaping OC’s two largest cities. Get the latest on some of the most exciting developments in the works: OCVIBE, a $3 billion, 95-acre master-planned, mixed-use development surrounding the Honda Center adjacent to Anaheim’s ARTIC transportation center. The Santa Ana Streetcar, a $407 million light-rail system connecting Santa Ana’s core, is projected to draw between 6,000 and 7,300 and riders daily. Panelists will talk about how these developments could invigorate local businesses and create new development opportunities.  
     
     
    ESG, C-PACE, Well Certification: Advance sustainability while uncovering new ROIs

    Build a solid portfolio & improve the world sounds too good to be true but Environmental, Social, Governance (ESG) is here to stay. ESG is also fueling Commercial Property Assessed Clean Energy (C-PACE) financing and could serve as a competitor to other financing sources. Panelists will share how these socially responsible funds can be most effective.

    Rick Bishop

    Rick Bishop is the Vice President of Acquisitions for National CORE, one of the nation’s largest nonprofit affordable housing developers. National Core has developed more than 120 properties across the U.S. Rick also serves as co-director of the Inland Center for Sustainable Development (ICSD) which operates as one of four centers within the School of Public Policy at the University of California, Riverside. ICSD’s objective is to be a network center, honest broker, resource and important leader in public analysis and decision-making for local and regional decision-makers as they identify and focus on critical topics and issues related to the inland region’s future growth. Rick recently retired as Executive Director of the Western Riverside Council of Governments (WRCOG) and the Riverside County Habitat Conservation Agency (RCHCA), where he served for nearly 21 years. In this position Rick was responsible for developing and implementing a number of regional programs in diverse areas such as transportation, energy, environment, growth, and the economy.

    Brian Myers

    President, Nuquest Ventures, LLC

    A graduate of Stanford University in Economics, Mr. Myers has extensive experience in the real estate industry with nearly 35 years of experience. Mr. Myers is the owner and founder of Nuquest Ventures, LLC, a strategic advisor and development partner with corporations holding real estate assets, core to their business or not. Nuquest has provided strategic planning, advisory services and partnered with companies such as the Irvine Company, Brookfield, Hanson Aggregates, Five Point Holdings, Lennar. Currently, Nuquest Ventures, LLC is a real estate advisor to ocV!BE for the proposed 120-acre, $4B mixed-use project in Anaheim, CA. (www.ocvibe.com). This transit-oriented project is proposed to include over 30,000 seats of entertainment, 220,000sf of restaurants and retail, nearly 1Msf of office, 550 hotel rooms and 1,500 residential units. Also, currently Mr.Myers is in a partnership with California Coastal Properties and Brookfield Properties in a transit orient development in San Mateo branded as Passage San Mateo (www.passagesm.com). The project is an approved 961-unit, mixed-use apartment community with 38,000sf of retail anchored by Trader Joe’s. The community will integrate, retail services, bike trails, pedestrian passages, arts, wellness, daycare, a food hall and the first of its kind community amenity in the form of a privately operated mobility hub branded as the Depot. Also recently, Nuquest managed the strategic entitlement and successful disposition of an 1,800-unit mixed use, TOD master planned community in the City of San Diego, branded as 3Roots San Diego (www.3rootssd.com) for Hanson Aggregates. Nuquest also managed the entitlement and development of the 4,600-acre conversion of the MCAS El Toro Marine Base into the Orange County Great Park Neighborhoods, a 10,000-unit, $5B project (www.greatparkneighborhoods.com). Mr. Myers was a Strategic Executive Advisor to the Irvine Company, specifically tasked with establishing a Silicon Valley office, creating a business plan for the growth of the company’s Northern California portfolio and meeting the goals of acquiring a pipeline of 10,000 residential units and 3M square foot of Class A office development opportunities. That goal was achieved. The Irvine Company is a $20B+ private development company, the largest private developer in the country with over 4,000 employees. In total, over the past three decades, Mr. Myers has managed the entitlement and development of master planned communities and urban infill projects with over 50,000 residential units, 30M square feet of commercial/office/retail and public facilities such as professional sports stadiums, city halls, community centers and large-scale parks. Mr. Myers is a frequent speaker on the topic of structuring public/private partnerships, sustainable development principles and innovation in the real estate industry as a featured speaker for ULI, NAID, NAIOP, ICSC, CAL-CMA, ICSC and CoreNE

    Karla Lopez Del Rio

    Associate Director, UC Riverside - Center for Social Innovation

    Karla López del Río currently serves as the Associate Director at the Center for Social Innovation (CSI), in the School of Public Policy at the University of California, Riverside. She specializes in community development, creating collaborations/research leading to more equitable public policies, and leverages her expertise and passion to help communities reach their fullest potential. In various professional positions, she has forged thousands of community-centered, multi-level, cross-sectoral partnerships among public, private, and local organizations, leading to increased civic engagement, housing solutions, and innovative resident-led projects. Karla served as the U.S. Census Bureau’s Lead Partnership Specialist for the Inland Empire during the 2020 Decennial. Her team helped to significantly improve Census response rates, equating to billions of dollars of increased federal funding and political representation. Her research focuses on demographic changes, drawing upon her perspective as a first-generation immigrant, real estate background, and social enterprise experience. Karla is a member of the Board of Advisors for the Center for Demographics and Policy at Chapman University. She earned a Bachelor’s in Development Studies from the University of California, Berkeley, and has received poverty alleviation and community building awards from NeighborWorks America and from UC Berkeley’s Blum Center for Developing Economies.

    Vaishali Sampat

    Director of Sustainability and Corporate Social Responsibility, Kilroy Realty Corporation

    Vaishali Sampat is Director of Sustainability and Corporate Social Responsibility. She joined Kilroy Realty in 2013 in property management where she worked closely with the sustainability team to identify and implement efficiency projects and achieve building certifications for the West LA/Santa Monica portfolio. In 2018, she transitioned to sustainability full time and is responsible for managing environmental and building health certifications, sourcing and implementing energy, water, and waste efficiency programs, and overseeing Scope 3 emissions reductions portfolio-wide. She currently serves as Co-chair of BOMA GLA’s Sustainability Committee, on the Board of Directors for USGBC-LA and on ULI-LA’s Leadership Council. She is a Fitwel Ambassador, LEED AP: EBOM accredited and holds a dual degree in Accounting and Finance from Georgia State University.

    Steven Mendoza

    Assistant City Manager, City of Santa Ana

    Santa Ana Assistant City Manager Mendoza was raised in West Anaheim by the fantastic Patricia Mendoza – single mom of seven. College was never part of Steven’s plan. Kids from his neighborhood didn’t attend college – they found jobs.  In the early 1980’s his high school counselors didn’t talk to low income kids about College and his mother had no understanding of College.  With some positive peer pressure, Steven enrolled at Cypress College where he stumbled for years (Logic and Critical thinking course work) until finally receiving an acceptance letter from California State University at Fullerton (Go Titans). This was the point in which he felt, his life could change.  Throughout his years of public service, he has worked in the areas of Economic Development, Redevelopment, Planning and Public Works at the Cities of La Mirada, Desert Hot Springs, Los Alamitos and now the City of Santa Ana.  Steven has over 30 years of experience serving local government.   As a Santa Ana resident of 22 years, he is excited to bring his years of experience to the City in which he resides. He has served a three year stint as President of Planning Directors of Orange County and has been fortunate enough to win many awards for his Civic leadership.  From flipping burgers at Carl’s Jr to washing cars at Chevron and on to Assistant City Manager of one of the largest California cities, he has appreciated each opportunity as a foundation for future career growth.

    Rachel Davis

    Petros PACE Finance, LLC

    Rachel Davis is Senior Vice President of Sales for Petros PACE Finance. Rachel is based in Houston and oversees all business development and marketing activities and is responsible for the growing originations team. She began her career at Reliant Energy, a Houston based provider of electricity and smart energy services. As a Marketing Manager, she spent 12 years working with customers and consultants managing commodity price risk through electricity contracts in Texas and the Northeast. Most recently, Rachel led a national business development team for NRG Energy, a Fortune 200 energy company, where along with her team, she pursued partnerships for onsite/offsite solar, wind, community solar, energy efficiency and combined heat and power systems with Fortune 500 clients. Additionally, she worked with strategic partner firms in the energy efficiency sector to develop and implement sales acquisition strategies for thermal energy storage and evaporative pre-cooling solutions for utility programs in California. Rachel graduated with honors from Texas A&M University with a BBA in Marketing.

    Kimberly Bucklew

    Managing Director Southern California, Alliance Residential Company

    KIMBERLY S BUCKLEW, MANAGING DIRECTOR: Kim Bucklew is a Managing Director for Alliance Residential Company, in the Southern California office. She is responsible for multifamily development covering the Southern California region which includes Los Angeles to San Diego. Her responsibilities include review, negotiation, coordination and process of all real property transactions from site sourcing and acquisition through due diligence, concept planning, design, entitlements, permitting, construction build-out and lease-up. Prior to joining Alliance Residential Company in 2013, Kim worked for Post Properties managing projects throughout the East Coast from the District of Columbia to Florida. She helped complete over 1,200 multifamily units with a total capitalization in excess of $250 million. Before joining Post Properties in 2011, Kim worked in real estate development in Durham, NC as a Development Associate for Wood Partners. While at Wood, Kim’s responsibilities included acquisitions and due diligence of new development sites as well as development management for multifamily residential projects that included market-rate apartments, student housing and senior living communities. Kim grew up in North Carolina and earned her Bachelor of Science in Business Administration and her Masters of Business Administration with an emphasis in Real Estate from the University of North Carolina’s Kenan-Flagler Business School. During her MBA, Kim was selected as a Fund Manager for the UNC KFBS Real Estate Fund, a $2.1 million dollar for-profit fund that is solely managed and invested by the students. Kim is an active member of the Urban Land Institute, Metro Atlanta Chamber and the Atlanta Multifamily Network in Atlanta, Georgia. Kim was selected and participated in the Class of 2013 ULI Center for Leadership program, is a ULI Urban Plan Volunteer and has participated in the ULI Young Leader Mentorship Program.
