Jinger Tapia is Principal, Design for Ware Malcomb, a leading design firm providing planning, architecture, interior design, branding and civil engineering services for clients around the world. Established in 1972, the firm has offices located across the United States, Canada and Mexico. A Licensed Architect with over 25 years of expertise, she has been instrumental in building and transforming Ware Malcomb’s Design Group into an international studio and solidifying Ware Malcomb as a thought leader in the design of creative office. Jinger leads the overall design direction for Ware Malcomb and her vision helps to define the firm’s design standards of high quality and strong character. Jinger is one of five women on Ware Malcomb’s senior leadership team. She is an extremely talented designer and is commended by her team for her ability to effectively bring resolution to any sort of design challenge. Jinger has led the design effort for many significant projects throughout her career. Jinger received her Bachelor of Architecture degree from the University of Arizona. She was selected by Real Estate Forum Magazine as one of “Tomorrow’s Newsmakers” in their July 2007 issue, “Real Estate: The Next Generation.” Jinger was also among 35 rising stars profiled in the publication - selected from a group of over 225 nominees. Under her design leadership, Ware Malcomb was the only firm recognized four years in a row by NAIOP’s prestigious “Design of the Future” competition. Christine Obnial is a Program Manager for Ware Malcomb on the Architecture team, an international design firm offering architecture, interior design, branding, and civil engineering services to corporate and commercial real estate client. She has also taught at Orange Coast College in the Architectural Technology department for several years now on the topic of design visualization. Christine is a talented designer, visual storyteller, and advocate for female leaders in land use professions. In addition to teaching at Orange Coast College, she also serves on the Technical Advisory Committee that guides the Architectural Technology program’s relevance to the local design community as well as alignment with transfer schools for their students. Christine is the current co-chair of the AIA Orange County Women in Architecture Committee as well as the ULI Orange County/ Inland Empire Women’s Leadership Initiative Vice Chair, demonstrating her passion for elevating women in the profession. Her recent recognitions include: 2020 OCBJ Women in Business Nominee, 2018 ULI Orange County/ Inland Empire Emergent Leadership Award for Mission. Values. Tiara Daniels is an Investment Analyst, responsible for assisting in national acquisition efforts and managing the day-to-day functions of the team. Tiara joined the acquisitions team in March 2022; prior to, she managed and assisted several communities within Avanath's northern California portfolio since joining the firm in 2019. She has 10 years of experience in the real estate industry, specializing in tax credit affordable housing properties. Tiara is a graduate of California State University, Los Angeles and currently an MBA candidate at UC Irvine Paul Merage School of Business.

Perry Degulis serves as Executive Managing Director for Transwestern’s Southern California market and is responsible for growing operations, elevating client services, attracting new talent and creating new business opportunities. With more than 18 years of experience, her expertise includes opportunity analysis and diagnosis, team assembly, strategy development and execution, and delivering innovative and meaningful real estate solutions to clients. Perry is a member of Transwestern’s Board of Directors and Executive Committee. CAREER HIGHLIGHTS Prior to joining Transwestern, Perry was the Managing Director at CBRE. She partnered with the division president and market leaders to ensure there was consistency in their Advisory business with the goal of accelerating growth at the local level. She worked to identify, develop and implement regional growth strategies. This included setting annual strategic goals, executing quarterly business reviews and developing business rationale for growth programs. Susan Hori is the Immediate Past Chair of the Orange County/Inland Empire District Council (2021-2023). In addition to chairing the District Council Governance Committee, she is a member of WLI and the Industrial Local Product Council. She currently serves as the Administrative Partner for the Orange County office of the law firm of Manatt, Phelps & Phillips LLP. She is a member of the firm’s Land Use Business Unit, is a former member of the firm's Board of Directors and past Chair of the firm's Real Estate and Land Use Practice Group. Her practice emphasizes land use and environmental law, with a specialty in the processing of multi-agency land use entitlements for real estate development projects. Her work involves counseling clients regarding compliance with local, state and federal land use laws and regulations, including the California Environmental Quality Act, the California Coastal Act, the federal Clean Water Act and Endangered Species Act, and archaeological and historic preservation issues. Her clients are primarily landowners and developers in the residential, retail, industrial and hotel/resort industries. Prior to entering private practice, she was an attorney with the U.S. Department of the Interior working primarily with the U.S. Fish and Wildlife Service. After law school she clerked for Justice Edmond Burke of the Alaska Supreme Court. Ms. Hori serves on the Board of the Orange County Business Council and is co-chair of the Workforce Housing Committee. She also serves on the Advisory Board of Water UCI, and has taught land use and environmental law at the UC Irvine School of Social Ecology and Chapman Law School.
